The house is located in the heart of Derby, close to all of the best that Derby has to offer. It's less than a block from Madison Avenue Central Park, which offers great walking trails, a playground, and event venue. It's just across the street from Panther Stadium (local high school). It is minutes from countless fast food restaurants and has easy access to the best parts of Rock Road and K-15. It's also just 10 minutes from McConnell Air Force Base, Spirit and Cessna.

Guests have full access to the property. The Laundry is Shared. The driveway is also shared. Guests for this unit park on the right side of the driveway and guests next door park on the left.

This house is located off Madison Avenue between K-15 and Rock Road so it has easy access to Derby, Mulvane, and Wichita.

This is a QUIET neighborhood and we do NOT allow PARTIES. If there is any sign of a party (I.e. lots of people coming and going (especially late at night), excessive noise, complaints from the neighbors, lots of alcohol being brought in, signs of drug or and/or drug paraphernalia), you will be escorted out of the property immediately without refund.

Please note:
--- This home is located on a busier street. Some road noise can be heard. There is a fire station right down the street so sirens can be heard at times.
--- This is a duplex. There is a shared laundry room that is accessed from the kitchen via a door with a deadbolt lock.
--- The yard is not fenced.
--- There is no dishwasher.
--- This is a duplex with shared walls (kitchen and dining) so we do ask that noise be kept to a reasonable level after 10pm and a minimum after midnight.
--- We ask that no laundry be done after 9:30pm as the washer and dryer can make some noise at times and disturb the neighbors.
