The villa is set on a hilltop with a panoramic view of the local countryside with areas of cultered vineyards and olive trees. The villa is not overlooked by any other property and stands alone on the hilltop with amazing views day and night.

It is situated between Lythakia and Agalas and is close to several popular destinations, Agalas, Keri, Lythakia and Agios Sostis.

The villa has all the details you would expect from this property with many extras to ensure a wonderful holiday away from it all. There is also an outside BBQ and kitchen area to prepare and cook alfresco.
Another feature is a cosy fire pit to relax around and enjoy the evenings outside on chilly nights.

We do allow special events at Villa Koukouvayia but please note any event must be discussed with us before you host it.
Should any guests staying at the property decide to host an event, party or any celebrations involving more people then booked, additional charges will apply.
The cost would depend on the event and amount of people expected. Please discuss this with us before making your booking.
Please also note the property would be inspected after the event and any damages incurred would have to be paid for with the owner at the time.

The North of the island where famous landmarks are including the Shipwreck, Kampi, Porto Vromi, etc are easier to reach from this area by driving through the countryside roads close by.

Transport is necessary. A car or bike is necessary as there are no shops closer than 4km.
The nearest supermarkets are in Agalas which is 3km away or Lithakia which is 4km away. The garage, chemist, bakery and coffee shop is in Lythakia which is 4km distance.

There are a few popular restaurants very close by, Dennis Taverna in Lithakia is 5km away and Damianos Cave restaurant in Agalas is 3km away with their stunning viewsand amazing sunset.

The nearest beach would be Agios Sostis which is 7 km or Keri beach which is 11 km.

The resort of Laganas which is the main party resort is 11 km, 13 km to Kalamaki turtle nesting beach and resort.
The airport is 14 km distance and Zakynthos main town is 15 km away.

The Villa is ideal for travelling to the North of the island where the famous ship wreck is in Maries, along with Porto Roxa, Porto Vromi.

This is a truly impressive property and, talking to the owners, they told us that they used to love here. You can really tell that because, unlike other villas we have stayed at, they really have thought of everything and they really know what's important. Whilst we were staying in the villa there were wildfires in the area and the communication and support from the owners was simply excellent. Thank you Tasos and Sinead!I'd have no hesitation in recommending this villa. A great isolated location, with everything you may need, along with owners who really care about their customers.

Fabulous villa, inside & outside

Our family of 5 spent a wonderful week at Villa Koukouvayia. It's a beautiful villa, and the photos are completely accurate. Totally remote and not overlooked. Great privacy. Pool and sun loungers great, we cooked at the outside kitchen and sat around the firepit in the evening with the great water feature running. No issues with wasps. Tasos & Sinead's communication was excellent, and they were very accomodating. All in all, 10/10. Would definitely come back :)
