Beach Break Inn is a 3 bedroom, 2 bath house with Private pool minutes to the beach (you can see ocean from porch area), newly renovated pool area with large tiki hut, heated pool, gas grill , large kitchen, TV's in all rooms, Roku's and internet. Master bedroom has king size bed, 2nd bedroom has queen size bed and third bedroom has two twin beds. Washer and dryer in 2nd bedroom closet. Large private parking area. Take a stroll down the beach to the Pier approx a mile down the beach to the south, Ron Jons Famous surf shop only minutes away via car. Lots to do and places to eat. Will provide beach chairs, umbrella, beach toys for kids. Also have 1 bedroom 2 bath apartment below that is available for additional price. This would be if you have another family or visitors, or loved ones that can't climb stairs, will only be available to renters above. I will not rent to two separate parties at one time. Apartment can sleep 5. And can only be rented for entire stay.

Very good location, very clean home, friendly/resposive host, however, major issues with pool/spa set up. We were not able to enjoy it as advertised, hosts use new aotomated app based system to control pool and spa temperature and functionality, and for verious resons it was not working properly for most of our stay. Cooler weather made it ever more inconvenient. Area experienced recent cold snap so majority of the vegitation was dead or damaged, it did not have the usual tropic vibe you would get when visiting. Home did have some wear and tear damage from previous renters, but it did not affect our stay in any meaningful way.

Great Location

Very close to beach! Pool area is awesome! Couple of takeaways that would improve it: Could really use a bigger washer/dryer. A full length mirror. Icemaker worked but won’t dispense out the door. House is Very hard to keep cool during the day. Overall we loved it and would return!

Absolutely wonderful stay

The property was very clean, Check in was very organized and easy. Communication was exceptional with the owners. There is everything that you need here for an absolutely wonderful beach vacation. The pool landscaping hot tub and tiki area were absolutely wonderful. We will absolutely stay here again. I highly recommend this property.

Wonderful family vacation

My wife and two teenage kids loved the backyard, pool, spa and tiki hut. Inside was clean and decorated nicely. Just a couple minute walk to the beach/ocean. Host were very nice and accommodating. Close to NASA and only an hours drive to Orlando. We would definitely recommend.

Backyard Heaven

Jim and Becky are amazing hosts. The backyard is heaven, pool, hot tub, tiki hut, ring toss, cobble stones, private. I loved having coffee by the pool every morning.The property is also just steps away from the beach which made morning and sun set walks a treat. It's also super fun to watch the rockets launch!! I loved this place and will stay there again!!!

Perfect beach vacation

We had the best week staying in this beautiful home. The house was well stocked- ample towels, plenty of kitchen items, and the basics for paper towel/toilet paper to get us started. The check in process was simple and the owners left clear instructions for everything we needed to feel right at home. The location was perfect- a couple minute walk to a quiet beach but close enough to busier Cocoa Beach that we could walk to the action if we chose. Our favorite part of this home was the incredible back yard- we spent hours in the tki hut, playing in the pool and lounging in the hot tub. We also loved sitting on both decks- enjoying our morning coffee with an ocean view in the front or watching the kids play in the pool from the back balcony. There was a good supply of beach items that we could use if we chose. Because we are a bigger family, we rented both levels and the pictures did not do the home justice. Additionally the owners were super responsive and answered any questions we had promptly and completely. We loved everything about our stay and would recommend this property to anyone. We definitely hope to be back!

We had a group of 5 people stay in the upstairs apartment. The sleeping accommodations were good and the beds comfortable. Unit was clean. Kitchen amply stocked. Appliances good. Street parking for 3 cars. Pool & Hot tub is a great ammenity.

Family vacation

The location was great. It was a straight 5 min walk to the beach. The tiki hut, pool, and hot tub gave it a private resort vibe. It was very clean and the pictures very well represented the rental property. We would highly recommend it!

Very well kept and clean

We had a lot of fun staying here for our beach vacation. The walk to the beach is easy and the pool area is brand new and absolutely gorgeous. We had to make ourselves leave the pool for the beach because it was so nice. The pictures don’t completely do this place justice especially of the pool. It really is all very cute and clean. I am pretty picky about cleanliness being a little on the obsessive side so I had some concerns about a couple of reviews here but it was perfectly well kept. Yes some parts of the homes are older but nothing was dirty. We did see a couple cockroaches and found a dead one inside. It’s Florida, I’m not sure how you would avoid this. There are bugs and they come in (close the doors). I find a dead cockroach somewhere at least every other time I visit Florida. I would not say that has anything to do with how nice or clean a place is (and I don’t love bugs at all). Hosts were helpful and nice but didn’t bother us. The owner dropped by once to check the pool and fill it up for us. No complaints with this place. Would stay again 100%. The pool is a walk down a flight of stairs outside and around the side of the house through a gate for the upper level so you can’t just open the door and step out into the pool area. This actually worked super well for us since we have two small kids. I felt safer having some distance between them and the pool. Not too much that we didn’t go swim but just enough that I worried less.

Great location, plenty of space

Overall, we really enjoyed the stay here. There was plenty of room for us all (4 adults, 2 kids) and the proximity to the beach and other local activities is perfect. The layout of the house can be weird since you have to go around the side of the house and upstairs to get inside from the pool area, but it wasn't terrible. We did wish there were more towels and places to hang them to dry. The kitchen. Was well stocked except a decent sized frying pan (there are 3 small ones). The owners were very responsive and helpful. We would consider this home again in the future.

Spring break

The house was conveniently located near beach and restaurants. Perfect space for us to travel with our in-laws. The lower apartment was perfect for anyone not wanting to go up and down stairs. The only downside was the lack of soundproofing. We had to tiptoe to the bathroom to avoid waking up the people downstairs people. Units were fully stocked with towels and kitchen supplies. Need to supply your own toilet paper, garbage bags and soap, which is what we expected. Could use a bigger washer and dryer and a large outside table for under the tiki hut. The current table is very small for the space. Washer and dryer are shared by both upstairs and downstairs guests and maybe fit 3-4 towels max. The front gate was a pain in the butt. Very heavy and difficult to move. Owner was very pleasant and responsive. The house was perfect for what we needed. Would definitely recommend it and consider staying there again.

Sunny get-away

This is the nicest rental you can imagine. The house is so nicely decorated and very clean. we were 5 adults and the sleeping accommodations were great. We were 1 block from the beach (we watched two space launches from the beach) and less than 1 mile walk to The Pier with restaurants and bars. Grocery store nearby. But the best part was the backyard. Pool perfect size. The tiki hut was nice shade and we spent 80% of our time back there. Our family hopes to get back there again. Many thanks to our hosts.

Jim and Becky have a fantastic beach home. They were quick to respond to any and all questions we had during our stay. The home itself is lovely and cozy. It has a beach feel about it. The outside area is amazing! It’s like having your own oasis in your backyard. 100 yards to the is beach with no road to cross! We spent many hours walking on it and fishing on it. It’s close to everything! We would come back!

Best Family Vacation Ever!

We can not say enough great things about this property. We had a blast in the pool and waking to the beach every day. The kids and adults had a great time getting some shade in the back yard. Would definitely return as we have family in the area and they had a great time coming over to use the very close beach access. Next time we may even consider renting the bottom apartment so we can all stay in one place. Thank you for a great time!!! We loved your home.

The house is conveniently located, has all amenities, without the feel of a hotel stay which we don’t like. We love the updates to pool and added spa. Kids and I enjoy the quick walk to beach or kick back in the privacy of pool. Got to venture out this year and visit local restaurants and sites. Truly a great vacation for our family.

Awesome Port Canaveral/Cocoa Beach home!!

This was our third time staying and it gets better every time. The renovations in the backyard made it easy to stay there all day and into the night rather than walking to the beach a block away. Close to everything and owner always available.

Upon arrival, we were initially disappointed to find that the hot tub was not operational. We were never told this prior to arrival. The house is spacious and provided pretty much everything we needed. We loved the location close to the beach. The outdoor space with pool is wonderful despite no hot tub as advertised (we came from snow!). The washer/dryer combo is very small and can only use one at a time AND is in a bedroom. Hard to keep laundry up for 4, never got ahead due to towels. The twin room floor was dirty and had an acrylic nail on the carpet. When we went to leave, I checked under beds and found a pair of shorts from someone else and trash (not from us!) in the Queen room- I left it, not picking up for others. So should consider new cleaners- windowsills etc are dusty. The beach supplies were appreciated. Pillows need to be replaced- flat as pancakes. Especially at the weekly rate charged. Would consider staying again if could confirm everything is functional and cleaning standards upgraded as the outdoor area and location are great. Would need to pack extra clothing possibly as laundry takes forever.
