The location is great. The pool was warm at night which was a great way to unwind. The staff was very helpful and the rooms were very clean but were a bit rundown or rustic you could say.
The place doesn't really look like in the photos, the whole place is a lot smaller, the beds really uncomfortable, balcony door was opening and closing really hard and other broken details. The breakfast was pretty good, not the greatest. But the wi-fi was terrible, it wasn't connecting at all and the staff said that "maybe a tree fell on the wires or something", yeah thanks for clarification. The only good thing about this place is the view but I can have that almost anywhere in Santa Teresa as the place is really beautiful.

Franks Place had good access to playa carmen, which was a beautiful beach, better than playa santa teresa. There is also a pool with tanning chairs, as well as a restaurant/ sports bar. The price was good. The breakfast was amazing. Theres powerful AC. There's a porch behind the room. Theres a hallway infront of the room, with a hanging bed. The wifi's weak though, and the draining system was sketchy, but overall it was super convenient and pleasant.
We were booked for 6 nights at Frank's Place and cancelled our reservation after 1 night because we disliked the place so much. We originally booked a standard room with the assumption that it had a mini fridge (necessary if you want to store food or have cold water/drinks), when we arrived the room was miserable. It was the size of a shoe box, with no mini fridge (turns out only superior rooms have this despite what Expedia says), and there was nowhere for us to put our cloths. So we decided to upgrade to a superior room thinking that would be good enough. However even the superior room was disappointing. It did have a mini fridge and a room safe, however it was grungy and run down. After one night of very disruptive sleep, we found another place to stay. The A/C made a very loud noise and seemed to be leaking for quite some time (there was rusty looking drop marks all the way down the wall from the ac unit), the shower didn't drain and you are really close to the road so could here road traffic and music late into the night. only stay here if there are no other options.
Excellent location , prices and clean rooms.
The hotel has all you need to have nice vacation. It is close to beach and restaturants.
Prices in hotel's restaurant are good and you can spend good time in the pool.
The service in the restaurant is very good, breakfast included is sufficient and good quality.
Maybe reception could be more gentile.

Overpriced but good location
The on line booking information was misleading. We were quoted $107. Can. Thinking the bill with tax would be about $75. US but ended up with a bill of over $100. We were also not told at check in that there was a free breakfast included and were not given a WiFi password. This hotel has a policy of anyone that comes to use the restaurant can also use the pool, hot tub and outdoor shower. It is therefore used by locals and families for a picnic area. We didn't mind the extra people but be aware it could make for crowded conditions on the weekend. We ended up staying 3 nights as we could walk 1 block to the expansive beach for long walks and sunset viewing. The hotel is in need of upgrades; no bedside lamp- was pulled off the wall and not replaced. The fridge seemed to overtax the electrical system and make popping sounds through the night. The loose toilet seat and split pool chairs all add up to this hotel (although in a good location) needing to be rated a 2 star hotel and shouldn't be charging more than $75. US until issues like needed upgrades and street appeal are addressed.
Our original room was very small and claustrophobic (no windows), so we upgraded to a bigger room with a small balcony.
The fridge was very noisy every time it clicked on and off, and the AC made strange noises at night. Also, the shower drain backed up.
Breakfast was adequate, and the pool and restaurant areas nice.

At first our reservation for a late check in was a fiasco. Even though I called several times to confirm about this. By the time that we arrived offices were closed (front desk) and the guard didn't know anything. ..
We (me and family) crossed the street and went to another and better but also more expensive hotel. Next day after introducing myself to Frank, the owner of the place were we had reservation he accepted to pay for the bill of the other hotel and invited us for breakfast and to come back and stay at his place.
Everything solved out right and we enjoyed very much our stay after all. Hotel service is good I must say. 3 small swimming pools are available too.
Santa Teresa is a nice town with lots of fun and exciting tours to offer. It's a paradise for surfing starters as well as for experienced ones. The beach is called Carmen with light water currents so its basically safe and beautiful warm water plus white sands.
Al though the room was very basic, I had everything I needed including a fridge. The room and bathroom we're very clean and no bugs. The restaurant was clean and had good food. The pools were perfect and the location only one block from the beach. The staff was excellent. I would definitely stay there again.

El personal del hotel es atento y las habitaciones son aseadas todos lo son días.
En general es una buena opción para pasar una buena estadía en la zona.
Toda la estadía estuvo muy bien. Excelente servicio y mucha tranquilidad. Excelente el desayuno. No está disponible el servicio de bar y restaurante. Bonita la piscina y sus alrededores.
