Be aware there is no human interaction, no guide book , no local advice. beautiful rooms but very creaky narrow halls for neighboring rooms. Loud stairway, hall etc.

Excellent location with comfortable and clean accommodations. The Grosvenor suite was very spacious, the bathroom was a bit small, but functional. However, It would not have worked for 2 people. A refrigerator and microwave would be nice at least in a common area. Otherwise everything was top notch. Ryan's pub nearby was fantastic!

While the location of the hotel was great, the room was a little shabby, the bathroom was very small, and the check-in process was not ideal. You should know that this hotel does not have any front desk staff, and if you encounter an issue, prepare to have to make a phone call to a remote staff person. In my case, we were locked out of our room after initially checking in successfully. We called customer service and they were able to help, but I can imagine this would be stressful if you were locked out at say midnight. While it was reasonably priced, I would not recommend this hotel.

The hotel is in a great location, but we were overall unimpressed and would not recommend it. We were in the Regent room which is below ground and has a window to the street. Because there were no privacy sheers or frosting on the glass, we needed to keep the blackout shade and curtains shut to prevent passersby from seeing into the room. This made the room stuffy as there was no air movement (they did provide a floor fan which we used). The room is carpeted and, despite our efforts to remove our shoes on entry, dirt and mud from the wet streets were tracked in the room which was not vacuumed during our stay.

This is my review for staying in the room, CLARENDON. I booked the hotel specifically to stay in this room. It looks just like the photos. It's got a grand feel, spacious, light filled, good size bathroom, and has their signature cozy robes. The two disappointments were: - large stains on the carpet - not much hanging space (there's a few hangers and hooks on wall, no closet) The bed was very comfortable. Good water pressure in shower too. The location is great. There's a terrific clothing shop across the street and a lovely wine/liquor store on the little cross street as well with some simple snacks. The walkability from the hotel is easy and lots of public transport within a block or two away. Note: there's no one on site as they state in the description, which means there's no help with carrying luggage when you arrive or depart. The stairs are steep and if you're on the top floor, be fairly warned.

This is a review for the room REGENT. I only booked this room because the other room I wanted wasn't available for the first night of my trip. As described, this room IS on the lower level of the townhouse. It's darker, bathroom on the smaller side, and has a city wastebin right outside the window, which made for an unpleasant view. There's no privacy when the curtains are open if that's important to you, even with the sheers drawn closed. It has a bit of being in a fishbowl feel. That said, the street is not a busy one, though there is regular foot traffic. The decor of the room and the little details are lovely, like the robes and tea set. But, with premium prices, I was surprised to see a sizable stain on the bed coverlet. It's a charming, homey feeling place. Great location. DO note, as they state, there is no staff on site. That was tough carrying bags up and down the steep staircases. Giving a gold star for the manager, who arranged to have the cleaning staff move my luggage to the next room I booked while I was out sight-seeing.

The hotel was extremely clean and incredibly beautiful. The location was incredible. It was close to everything in town.And the property manager Amanda was so incredible. She went above and beyond with me. I didn’t realize that I had under booked my stay and they were able to move me to their sister property. The kindness was just off the charts. Amanda was kind and patient and the incredible thing was. I got to see another part of Edinburgh that I would not have seen naturally. So it turned out to be a real bonus not to mention meeting Amanda. I give the hotels both of them at 10 out of 10.😀

The room was very clean and included all amenities needed. The room is “snug” but again all I needed for a one night stay for one. It’s a shame someone prior had damaged the carpet. The property is in an excellent location. Access worked perfectly. All in all I would recommend :-)

Loved our weekend stay at Eleven Stafford! The location was amazing and in close walking distance to everything in the city. There’s a bus stop right by the townhouse making it easy to get around and back to the airport. The rooms are beautifully decorated, and we loved the tea station. Will definitely return for another stay in Edi!
