A security deposit of $500 CAD will be collected 24 hours prior to check-in. The refundable security deposit is simply a pre-authorization and will be automatically released within 7 days after check-out (granted that there are no missing items, damages etc. to our home after your stay). There are exterior cameras at the front, side & back of the house that record to the cloud 24/7 for your safety and security purposes.
Our home is equipped with a noise monitor that measures the decibel levels inside the house. Please note that the monitor does not record any conversations or sounds. Its sole purpose is to ensure a peaceful environment for everyone in the property. We kindly ask our guests to respect the noise levels and keep any loud activities to a minimum. In the event that the monitor is tampered with, turned off, or removed, we reserve the right to terminate the guest's stay immediately without refund. We appreciate your cooperation in maintaining a peaceful and enjoyable stay for all guests.
There is a keyless entry to the home in which you will be provided a unique code to access the property during your stay.
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed. - Quiet time hours between 10 PM and 7 AM as per City of Edmonton Bylaws. - No pets allowed in the home. - This is a NON-PARTY home. If we discover an unauthorized party / event happening at the property the booking will be immediately cancelled and no refunds shall be given. - Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit. - Guest accounts must have a verified direct phone number on their profile which will be checked prior to reservation. If we cannot directly contact guests on the phone number listed on their profile, we reserve the right to cancel the reservation prior to its beginning. - No smoking of any kind (cigarette, marijuana or vaping) - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property. - Please return the garage door opener - a $150 fee will be charged if needed to be replaced. - The maximum occupancy on this property is 12 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person. - Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure. - Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $299, but this does not award you to stay for the additional day as this could impact other reservations. - Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund from Benaiah Security Ltd. who acts as an agent of the property.

We had a wonderful stay and would definitely stay again! Pros:•Very clean•Modern decor•Having a garage for both vehicles in the beastly cold was great!•Two different living spaces and kitchens was nice for six adults•Convenient location close to local attractions and restaurants.Additional notes:•Beds were very firm, and the pillows didn't provide much support. As a future upgrade, maybe consider adding mattress toppers? Toppers can be removed for those that find them too much.•We made a lot of our meals (cooking for six), so it was nice that there were several kitchen appliances and pans. However, none were itemized in the listing, so we ended up bringing all our own stuff because we didn't know. Other listings provide itemized lists or at least pictures of small appliances and staple food/spice items. That would have been helpful.•We forgot to bring cards, dice, and games. There were some games provided, but they were for children.

Wonderful place to stay
We stayed at this property for an olikings game and hospital visit to Royal Alexandria. This property was quiet and new so very clean. It had everything we needed and the hosts were fabulous! It is very close to everything…the mall, stadiums, arena, hospital, Nait and it had great parking for what we needed. I would stay here again if I came to Edmonton.
