This fully loaded Eugene ranch brings the fun inside and out — with a dedicated game room featuring a pool table and stadium mural, a private hot tub, a home gym, and enough space to comfortably sleep 8. Whether you`re here for a Ducks game, a family reunion, or just a weekend away, this house is built for groups who actually want to enjoy where they`re staying.

The house sleeps 8 across three bedrooms. The primary bedroom features a king bed and a spa-style ensuite with a glass walk-in shower and marble vanity. The second bedroom has a queen bed. The third bedroom is a bunk room with two sets of twin-over-twin bunks — perfect for kids or extra guests.


The game room is the centerpiece of the house — a pool table, a large wall-mounted TV, a bar-height table, board games, and a full stadium mural that sets the tone. It connects to the living room through sliding barn doors, where a large sectional sofa and ductless mini-split keep things comfortable year-round.


The kitchen is fully equipped with a Keurig, a full appliance suite, and everything you need to cook and eat in. The home gym includes a full cable machine and dumbbells. The washer and dryer are in-unit. Out back, you`ll find a covered deck with outdoor seating and a private hot tub in a fully fenced yard.

Guests have full access to the entire home — all three bedrooms, both bathrooms, the game room, living room, kitchen, home gym, covered outdoor deck, and private hot tub. The washer and dryer are available for use. The backyard is fully fenced and private.

We`re fully remote and manage everything through our property management system, so check-in is completely self-guided. You`ll receive detailed instructions before arrival. We`re always reachable by message for anything that comes up during your stay — most questions get answered within the hour.

HOUSE RULES — Puddles Family Getaway

Check-In & Checkout:
- Check-in is at 4:00 PM or later. Checkout is at 10:00 AM or earlier. Early check-in or late checkout may be available — message us, and we`ll do our best based on the cleaning schedule.

Occupancy:
- Maximum 8 guests, including children. Please do not invite unregistered visitors to the property without notifying the host. Our cleaning team and neighbors know the house capacity, and we take this seriously.

Hot Tub:
- Hot tub hours are 8:00 AM – 10:00 PM. Please shower before use. No soaps, oils, bath bombs, or other substances in the water. Maximum 6 guests at one time. Children must be supervised by an adult at all times in and around the tub.

Quiet Hours:
- Quiet hours are 10:00 PM – 8:00 AM. Outdoor noise, music, and game room activity should wind down by 10 PM. The neighbors aren`t all Ducks fans — let`s keep the peace after the final whistle. We have a noise monitor inside the home that measures decibel levels only, no audio recording.
- If the noise issue persists after notifications, guests are subject to a $200 fine with each subsequent notification.

No Smoking:
- No smoking, vaping, or use of tobacco or marijuana products anywhere on the property, inside or outside — this includes cigarettes, cigars, and vapes. Any evidence of smoking or vaping will result in a $500 fine. Cigarette butts, ash, or packaging left anywhere on the property counts as evidence of a violation.

No Parties or Events:
- The home is for the registered guest group only. No outside visitors, no events. The guest count cannot exceed 8 at any time.

Pets:
- Up to 2 well-behaved dogs are welcome, and every pet must be registered in your reservation before arrival with the pet fee paid. Please keep pets off the furniture and beds, and clean up after them in the yard. A pet fee must be added at booking; undisclosed pets will result in a $200-per-pet violation fine. A $250 pet damage fee will be charged for any pet damage, or for pet waste left inside the home or anywhere on the property.

Game Room & Gym:
- Please treat the pool/ping pong table and gym equipment with care. No food or drinks on the pool table surface. If anything gets damaged, let us know right away — we`d much rather hear about it than find it after checkout.

Parking:
- Driveway parking is available for up to 2 vehicles. Please do not block the street or neighboring driveways.

Trash:
- Trash bins are located on the side of the house. The cans have signs stating which can is for what. Please follow the signs. Please bag all garbage before placing it in the bins.
Please place trash, recycling, and compost in their designated bins. A $50 fee will be charged for incorrectly sorted items.

Before You Leave:
- Dishes are washed or are in the dishwasher running. Trash bagged and in the outside bins. Used towels left in the bathtub or shower. Doors locked, thermostat set to 70°F. You don`t need to deep-clean — just leave it in reasonable shape, so our team can do their job.

Damage:
- Accidents happen — just let us know when they do. We handle accidental damage with understanding. What we don`t handle well is finding damage we weren`t told about. Unreported damage will be processed through Airbnb`s resolution center.
