The owners reside quietly in the main home across estate barriers and are available via messaging to ensure your stay is flawless while giving you total, uninterrupted privacy.

⚠️ Due to unfenced pond, hot tub and uneven grounds, property is not suitable for unsupervised kids, pets, or persons with mobility difficulties or impaired judgement. ⚠️

STRICT PROPERTY RULES
Kids under age 15, must be with a responsible adult always. Max 2 kids per adult. ZERO TOLERANCE: Unsupervised kids is a safety emergency, rule violation & cause for hosts to enter property and cancel booking without refund. Kids must sleep in room with adult, no sleeping outside or inside any room alone. KIDS MAY NOT BE LEFT ALONE ON PROPERTY.

✦ PARTIAL HOME RENTAL. Private use of backyard with 2 separate units.
✦ GUEST AREAS are private/not shared. Master Suite: 1 shared wall w/ home.
✦ QUIET HOURS: 10 P – 8 A
Typical noises, dogs/cars; 1 busy street behind property. Privacy fences around property.
✦ Hosts are onsite in main home to help, for amenity replacements & security.
✦ Hosts retain right to enter property without prior notice for emergencies such as a person attempting to enter pond water, main home or off limit areas, unsupervised kids, life endangerment, belligerence, imminent danger or illegal activity.

✦ ONLY REGISTERED GUESTS ALLOWED ON PROPERTY.

✦ BOOKING GUEST REQUIRED TO REGISTER ALL GUESTS PRIOR TO CHECK-IN/PRIOR TO PROPERTY ENTRY. Booking Guest must pay MINIMUM $30/person/night for any person that enters property, no matter length of stay. Host retains right to cancel booking without refund for violation.

✦ EVENT & ALCOHOL RULES
• NO unauthorized guests, events, or persons on property. ALL persons, gatherings MUST be approved by host. Booking Guest MUST PAY ALL FEES PRIOR to property entry.
• Booking Guest must notify host of ALL GUEST AGES PRIOR to Entering Property.
• Underage drinking strictly prohibited. Hosts may check ID’s for legal ages.
• NO drinking or open containers indoors or near water areas.
• NO glass allowed outside kitchen area.
• NO excessive alcohol consumption.
• NO rowdy, reckless or belligerent behavior.
✦ HOT SOAK TUB FEE MUST BE PAID IN ADVANCE. Hot tub area is off-limits if fee is not paid. Any guest attempting to enter unpaid hot tub is cause for cancellation without refund.
✦ AVOID ENTERING OR LOITERING by NEIGHBORS homes. Avoid parking in front of neighbors homes, don’t stop mid-street or aim headlights at homes.
✦ MEET DELIVERIES in front on time; avoid deliveries to home’s front door. WAIT behind gate until driver arrives.
✦ Property has EXTERIOR CAMERAS on 24/7 for security & compliance.
✦ We have a photo inventory of all items. Fees charged for items damaged/removed from property by ANY guest.
✦ BOOKING ACKNOWLEDGMENT
By booking, all guests acknowledge, understand & accept risks associated with property & agree to assume full responsibility for themselves & their party, including kids & pets. Booking constitutes acceptance of property’s liability waiver, rules and Short Term Vacation Rental Agreement.
Booking Guest must agree to Short Term Vacation Rental Agreement in order to stay. Any guest may review rental agreement before booking. If guests enter property & refuse to accept terms or violates rules, hosts reserve the right to cancel booking without refund.
