When it comes to Fun and Games we have you covered at this modern cabin full of amenities sure to have everyone excited for their next stay in Helen, GA!



This BRAND NEW construction has all the bells and whistles in the modern kitchen fit for a chef! From our induction stove with pot filler to the touch-screen smart microwave and oven, the kitchen has all you need to cook up a fantastic meal for your family and has that open feel for entertaining everyone while your doing it! A large family dining table that expands to seat 10 is exactly what you are looking for when booking your family holidays. Comfortable furnishings throughout the main floor and large stone hearth give you a warm cozy feel while watching TV or catching up on game night with everyone. Right on the main floor you have a 3/4 wrap porch that has a gas grill for cookouts and outdoor dining for those nice warm days to enjoy the beautiful outdoors! Rocking chairs and a gliding bench on the front covered porch are great spots to cozy up and read or relax when its raining.



The main floor also hosts your beautiful king master bedroom and ensuite bath with a large soaker tub and huge glassed-in shower, don’t forget your bath bombs and salts because you will want to enjoy this feature! Laundry and a half bath also are available on the main floor. Upstairs has two large guest bedrooms sleeping up to 6 additional guests each bedroom with its own ensuite full bathroom as well! A large papasan chair fit for an afternoon nap or a great natural light reading spot sits up in the loft as well.



The namesake of the cabin is the massive basement game room and lounge area! A tri-game table with mini pool, foosball, and air hockey and a big screen TV lounge area greet you at the base of the stairs. But we’re just getting started! In the next area is a dart board, sit-down arcade machine with hundreds of classic games to play, and Skiball! In the next room you have a large outdoor bin that has cornhole boards, a large Jenga set, and pickleball paddles to enjoy at the neighborhood pickleball courts and swimming pool! Then out your back sliding door on the game room basement level is another patio where your 6-person hot tub awaits you with a nice wooded/golf course view. You also have a full bath available in the basement.



Best of all, at It’s All Fun and Games, we are dog-friendly, with a food and water bowl, a doggie bed, and treats waiting for our fur friends to join you on your vacation!

Perfect vacation stay

This property was absolutely perfect. Super clean and well equipped. The pictures are exactly what you get. Host was very friendly and communicated well. Location was perfect 5 minute drive into Helen but far enough away to enjoy the nature (including a rather large bear we saw in the driveway the first morning). Loved every minute of the stay. Would absolutely stay again.

Really great location and beautiful house!

Perfect location, off the beaten path but still literally only minutes from all the fun stuff in Helen. Loved the amenities in this house — kids each had their own bathroom, the game room was awesome, and huge deck with hot tub. Plus, our chihuahua mix enjoyed that it was pet friendly (as she came and shot the ‘hooch with us w/ cool river tubing). Thanks for sharing your wonderful property with us and can’t wait to make more family memories here again in the future.

This house is great! Very clean and seemed pretty new!! Unfortunately, we had some rain while we were there so we didn’t get to sit outside very much like we had planned but the guys absolutely loved the hot tub after a day of golfing! That was very clean! Nice quiet neighborhood not far at all from downtown Helen! Would def stay here again!! Beautiful house!! Thank you!!

Simple and quiet place!

This property had everything we needed for a great stay! The kitchen was well-stocked, the bathrooms were clean and full of fresh towels and the view overlooking woods and part of the golf course was wonderful! The hot tub was tricky to get warmed up but just what we needed after a long day of hiking! Our dog absolutely loved the dog bed and all the dog toys too. We would definitely come back again!

Wonderful Getaway!!!

This cabin is not only gorgeous, but is in an amazing location! It rest directly above the city of Helen, and is a quick drive down the hill to all of the fun. You are welcomed into a beautiful modern cabin with brand new appliances. The game room on the lower level was a great retreat for our kids. The details were not overlooked with this place. From the bedrooms to the bathrooms, every room is wonderful! The cabin is pet-friendly which was wonderful because it allowed us to bring our dog along for the trip. We plan on returning to the area for another visit and would love to stay here again!!

My entire family and I agree that this was the greatest cabin we have ever rented. Besides the amazing location and gorgeous views, the house's amenities and appliances were flawless. I loved cooking in the kitchen (even took some notes on items I want to include in my own kitchen renovation. The kids loved all the games and the hot tub. We will absolutely be back. Our only regret was that we didn't book a longer stay!

This house was perfect for a get-together with 3 couples. Everyone had their own bedroom with ensuite. The property location within the Innsbruck development was equal distance to either the front or back gate, which was very convenient. The mountain roads within the community are very narrow and very steep. The flat, u-shaped driveway in front of the house is a major bonus. We could easily fit 3 large cars. The location is close to everything activity in Helen. The house was clean and well stocked and just as pictured. Several of the basement games needed new batteries, but we were still able to use them, keeping score manually.
