This townhouse is located in a quiet residential environment with immediate neighbors. It is intended for guests seeking a peaceful, high-end, and respectful stay.

Parties, events, loud behavior, and any noise disturbance likely to disturb the neighborhood are strictly prohibited, both day and night.

Out of respect for local residents, no music audible from outside the property will be tolerated after 10:00 PM, including from the terraces and rooftop.

The property is strictly non-smoking. Any persistent smell of tobacco or the need for specific cleaning may result in additional charges.

Following several past incidents, the Bluetooth speaker visible in older photos has voluntarily been removed.

In the event of non-compliance with the house rules, noise disturbance, inappropriate behavior, tobacco odor, or neighborhood complaints, the property manager reserves the right to:
• immediately terminate the stay without notice,
• require guests to leave the property immediately,
• contact the relevant authorities if necessary,
• request financial compensation of up to €1,500 in the event of disturbances, neighborhood complaints, external intervention, additional cleaning, extra costs, or damages suffered.

By confirming the reservation, guests acknowledge that they have read and accepted these conditions and understand that additional charges and compensation requests may apply in the event of serious non-compliance with the house rules, in accordance with the terms of the booking platform used.
