1. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking.
*Early Check-in or Late Check-out can be requested for a $30 fee to accommodate the schedule change for our cleaning team.
**$60.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. Our cleaners are on tight schedules**

2. No shoes to be worn inside the home, especially on the carpeted areas.

3. Quiet hours start at 10pm on weeknights, 11pm on weekends, and end at 8am.

4. No parties and/or large noisy social gatherings. **There is a $500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

5. No smoking indoor or in the community. We have a strict no-smoking policy in all our units. You will be fined $500 if you violate plus the additional cost of the ozone machine to remove the smell.

6. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.

7. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.

8. Lock all windows and doors if your are not home.

9. Turn off all lights when not in use. Please be mindful of all utility use to help save energy.

10. If there is any maintenance issue, please contact me directly so I can send someone to fix it.

11. Garbage is not to be left inside the unit upon check-out if there is any left. Valet garbage pick up everyday outside your unit - leave garbage out between 6 - 7pm.

12. We charge an additional $10 per guest after 4 guests. A guest is considered someone staying at the property for an extended period of time and/or sleeps over. Anyone visiting for under 2 hours is not considered a guest.

13. We offer a board games in our unit. If we find any games, or remotes are missing, there will be a $100 charge to replace any missing games/items.

14. Device Tampering Fee: Guests may not unplug, disable, remove, or tamper with any property devices, including but not limited to Wi-Fi routers, noise monitors, smoke detectors, and security devices. Unauthorized tampering will result in a $100 fee and may lead to the termination of the reservation without refund.

Our stay overall was nice. The room was quaint as was the complex overall. Parking is limited which makes it bit of a struggle to then have to find street parking. Which can be a little ways away and if not careful or familiar with where to park can cost you a parking ticket. There is no cart to load your luggage so pack light. Host was very nice and responds quickly. Room was very cozy. Rooftop was nice. Pool isn’t temperature controlled if you want to swim. We did enjoy our stay.
