it was clean, easy to warm up the room, self contained, easy to access. your list above is otherwise irrelevant - there was no dining option , shopping or parking. but both leytonstone and wanstead / snaresbrook were in easy walking distance

This is an old apartment converted as a hotel. Rooms looks clean but it doesn't feel clean with old carpet and beds. I can see they are trying hard to make it clean and good but somehow it doesn't feel like a hotel.

Nice walk away from some great sights in area (birthplace of Alfred Hitchcock) and trains as well. Manager was very helpful, only issue was door was a little sticky and needed a tug/push to close when leaving or going into room.
