I reserved a room with the expectation of access to the room at 3pm (the communicated check in time), air conditioning and other amenities.
I arrived after 5pm and the room was not ready. I sat in my car waiting and witnessed egregious behavior by some young people across the street by the park where they loudly denigrated a young woman with verbally.
When I got in the room it was after 6pm. There was no air conditioning. I called the property manager and told him the issue. I even sent him a picture of the wall thermostat showing the temperature was recording at 84 degrees farenheit.
The property manager doubled down on his assertion that there was adequate air conditioning. I left and found a new place to stay. They only agreed to cancel my reservation for the remainder of my stay but still charged me for the first night. They didn't provide promised services so they shouldn't have taken any money and refunded me the full amount.
