⭐️ 1. About this property
● Location: There are 2 buildings on this property. Your unit is in the back building.
● Parking: Follow the driveway to the back unit (dark gray unit) and park to the right. You can park one car here. Park other cars on the street.
● Backyard: This unit has a fully secure backyard.
● Climate Control: The unit has a mini-split with a remote. Please do not set the temperature below 69 degrees in the summer or above 75 degrees in the winter, as the pipes may freeze and stop working.
● Laundry: The washer and dryer are available for bookings of 30 days or more. They're in the front building.
● Noise Potential: Please be considerate and lower your volume after 10:00 PM to ensure a peaceful environment for all guests. We have three other units on the property, so there is a possibility of noise disturbance in the parking lot in front of your unit.
● Additional information: The bathroom features a barn door, so please treat it delicately. This unit operates independently with a mini-split system, which, while providing comfort, may not offer the extreme temperatures of a central HVAC. It ensures a comfortable environment without the extreme cooling or heating levels you might anticipate.

⭐️ 2. General information about our properties:
● Check-in: 4 pm, check-out: 11 am.
● Pets: Dogs (only) are welcome with an additional fee. Refer to pet fee details below.
● Quiet hours from 11 pm to 8 am.
● Same-day bookings may only sometimes be available. Please send us a message, and we'll let you know the check-in time as we'll require a window of time to prepare the unit for your arrival
● We don't offer streaming services or cable TV, but feel free to use your streaming accounts on the provided TV—remember to log out.
● Monthly pest control is in place, but Oklahoma weather can bring ants and insects. If you spot any, find the spray bottle under the sink.
● Oklahoma weather can be extreme; we'll try to maintain a comfortable temperature, but adjusting the thermostat too much can damage the unit, and you'll be responsible for repairs.
● Kindly refrain from disposing of anything besides toilet paper in the toilet, as it may cause system blockages. Any unclogging fees resulting from this will be your responsibility
● Please read the house rules for our policy in detail; booking implies agreement and compliance without any exceptions.

⭐️3. Additional charge:
● Pets: Accommodation for up to two dogs is available at a fee of $35 each (exclusive to dogs only).
● Belongings: Guests must thoroughly inspect their belongings before departure to avoid a $50 fee (plus shipping) for any lost items.
● Late Check-Out: A $50 charge will be incurred for stays beyond 11:00 am (unless approved), as the cleaning team may need to wait and reroute their schedule.
● Lost Keys: Kindly leave the key in the lockbox upon departure. Replacement keys can be obtained for a fee of $100.
● Extra Guests: Each additional guest carries a $50 cleaning fee per person, contingent upon written approval before their stay.
● Towels: Guests are entitled to one set of towels. An additional set may be requested with a 24-hour notice before the check-in time. There is no extra fee for earlier notice, but any additional amenity requests during the stay will incur a charge for the cleaning team to deliver.

Important Notice: Due to the ongoing snowstorm, Oklahoma City is experiencing extremely cold weather. Kindly ensure that you allow water to drip from all faucets and showerheads in both the kitchen and bathroom. Open all cabinet doors, and periodically flush the toilet to prevent freezing. Responsibility for frozen pipes falls on you, and alternative accommodations may not be available. Warmer weather could lead to pipe bursts, necessitating the replacement of the entire water line, with repair costs subject to a filed claim. Exercise caution in managing this situation.
