Your premium Orlando area Vacation Villa awaits your arrival! The beautiful gated Solterra Resort is located within 15 to 30 minutes of the many Orlando theme parks,
golf courses and airport.

This spacious, professionally decorated, quality furnished 3300 square foot, single story, 5 bedroom, 4 full bathroom, pool home is the perfect place to relax between your various vacation outings. Entering your modern vacation home you immediately feel the 12 foot high ceilings, 8 foot tall doors, all tile floors, and the open, light, floor plan design with views the Great room, Dining room, kitchen area, your private pool with a peaceful conservation/nature area view.

INDOOR SOCIAL AREAS:
Inside the home there are three social areas. The Great room, the Retreat and the Game room.
The Great Room has new quality furnishings including a 75 inch Sony TV,, Vizio sound bar sectional sofa and accent chair. All are very comfortable.

The Retreat is adjacent to the kitchen and is a second living room. It is also quality furnished sectional sofa, 65" flat screen TV, Blu Ray player, and XBOX 360. The Retreat is the perfect place for reading, relaxing or for the kids to enjoy!

The Game Room is air conditioned with Air Hockey, Foosball table, Ping Pong table, Vizio sound bar and a 45" TV with a Play Station 3.

THE KITCHEN:
The gourmet kitchen is complete with granite counter tops, breakfast bar and all stainless steel appliances, an electric kettle, Crock Pot and three coffee makers; Keurig pod type coffee maker, a traditional coffee maker, or the luxurious Nespresso machine! All this with views of the Great room, Dining room, Pool area and Breakfast nook.

BEDROOMS:
Bedroom 1 - Master suite has a private access to the pool/patio. king bed, large walk in closet, safe, 50 inch flat screen TV with Roku, granite double sinks and a double shower.
Bedroom 2 - Master suite has a king bed, large walk in closet, safe, 43 inch flat screen TV with Roku, granite double sinks and a double shower
Bedroom 3 - Queen suite with a flat screen TV with Roku and a full bathroom
Bedroom 4 - Two Twin beds, flat screen TV with Roku, ceiling fan
Bedroom 5 - Two Twin beds, flat screen TV with Roku, ceiling fan
The two twin bedrooms share a full size bathroom.
* ALL sheets, linens, pool towels and bath towels are provided

POOL AND PATIO:
For your our outdoor pleasure the oversized 30X40 foot pool deck/Lanai area looks over the beautiful, green conservation/nature area with no neighbors and ample space for your day time or night time activities. The large 30X15, screened, heated pool has a child protecting security fence. The outdoor area is complete with pool toys, 4 lounge chairs. The extended Lanai has a rattan patio sofa and outdoor dining for six.

OPTIONAL
* Energy Charge is $25 per night to heat your pool to 88*F.
* A Weber 22 inch charcoal grill is provided free of charge. Gas BBQ grills are available for rent at $100 per week, 7 day minimum, includes a full tank of gas.
** Please advise us 1 week prior to arrival if you would like to rent a grill or have your private pool heated.

THE SOLTERRA RESORT:
The Solterra Resort is a gated resort community located within a 15-30 minute drive to Disney, Sea World, Universal Studios and many other Orlando attractions. The surrounding areas like Champions Gate and Reunion offer world class golf courses and there are a variety of amateur courses nearby as well.

HOME RULES
ABSOLUTELEY NO SMOKING IN THE HOME OR GAMES ROOM
Rule #1: Enjoy your stay
Rule #2: Minimum age to rent property is 28 years
Rule #3: Minimum stay is 4 nights
Rule #4: Children are not to be at or in the pool without adult supervision.
Rule #5: Take care of the home as if you have to pay to repair or replace things.
Rule #6: Parking on the lawn is prohibited and the community will tow your car. See community parking regulations in the blue folder in the home or ask the entrance gate guard for help
Rule #7: Please keep the pool/patio music at a level where it does not bother your neighbors. The Polk County Sheriff can give you a $500 fine for loud music.
Rule #8: Be sure the child protecting pool fence is up when you leave for the safety of the next guest.
Rule # 9: Please lock all doors and windows when you leave.
Rule#10: Be sure the grills are clean before and after using for the next guest when you leave.
Rule#11: Keep the temperature between 71*F and 77*F
Rule 12: There are black wash cloths to use for make-up removal. Please use these, if the white towels are stained or missing there will be a $25 per towel charge.

P.S. It saves housekeeping about 45 to 90 minutes if you start a wash load of towels before you depart.
