THINGS YOU NEED TO KNOW: ++++++++++++++++++++++++ 1. THE POOL IS SEASONAL. This is a cool climate region. It usually is usable in November but it maybe too cold still and April entirely depends upon the weather so please check with us first. For 2024: POOL CLOSES APRIL 28th and reopens late November weather permitting.
2. Staying in Summer? This is eco designed 1970's property is designed to NOT need aircon in summer with its north south orientation. It's in the cool climate Orange region and at 965m above sea level, rarely gets above 30c. With all the trees to provide shade strategically around the house and being on a hilltop, it gets night cooling breezes as well. It's double brick and well insulated to keep heat out and as long as you have windows open at night to capture cool breezes and with plenty of floor fans, it is quite comfortable. Read our guest reviews over summers and see what they say! ps fireplaces shut when pool is open (NSW Fire Service law when high fire danger)
3. Sorry Strictly no pets. Strange dogs impact the cattle from going to their water trough near the house and we have native wildlife now visiting the house!
4. We can lower the rate by $250 per stay excl. service fees if you would like to BYO all bedding and towels (this means quilts/blankets, sheets/pillowcases, bath/hand/tea towels) as that will save our laundromat costs and keeps costs lower for you. Please contact us first to reduce the payment.
5. Staying in Winter? We provide wood for the 2 fireplaces which are your main source of heating plus portable room heaters. When you get the fireplaces going, the house is well insulated and stays warm. Of course you won't be walking around in Tshirts, especially if its 0C outside, so dress appropriate to the climate and bring slippers!
6. This is "lived in/shabby chic", it's not luxury but we make every effort for comfort and essential safety first. We'll fix or replace the important stuff before we get to the superficial stuff. It's a very large rural property with lots of garden to maintain. We spend significant dollars in maintaining things guests may not see (like roofs, pumps, pool liner, tanks etc) as well as more visible items like the new fridge, dryer, washer etc. We commit that things will work as intended but if the furniture or carpets aren't new, or the parquetry floor is scratched or the kitchen hasn't been updated, it is what it is as per pictures. Ultimately you get what you pay for and we've stayed the same rate for 8 years despite the many improvements we've done. We hope you'll have a great stay and receive value for money - and our reviews reflect that.
7. Also if you find inside an occasional spider web or mouse or a pot/glass/bbq a previous guest didn't clean properly, we apologise in advance. It's a farm! And we can't check every kitchen item every time but rest assured we do spend at least 5 hours cleaning for each booking including the essentials like kitchen fridge/microwave/benches, bathrooms, bedrooms, living areas etc!
8. We provide a Welcome Gourmet Food & Drink hamper of local produce such as Badlands Beer, SaltBird flavoured Salt, Patina wines, Sparkling from Angullong winery, Burtons Lane Curry Paste, German Gingerbread from German Baker, Hazelnut Breakfast Muesli from nearby Fourjay Hazelnut Farms, local fresh Aracana 'blue' farm eggs (if chooks are laying), Kite Coffee, Second Mouse Cheese, Mayfields Soft Drinks, Blayney Railways Butchers meats, Preserves from 'Permanently Pickled' and Honey from HungryBee. Thank you to our wonderful suppliers who want you to experience the best local produce!
9. No coffee machine because we don't have anyone who can clean one, but we do provide a coffee plunger and local Kite Ground Coffee in your hamper, plus instant for those who are not so coffee fussy
10. BOOKING PREFERENCE: We prefer bookings from families and mature age groups due to a prior bad experience so strictly NO 18ths/21st/30ths/40ths/BUCKS/HENS PARTIES.
11. Definitely no more than 12 people sleeping at anyone time on the property - council licensing is for 12 to sleep. Please don't ask us for more. NSW Govt short term stay regulations as of Dec 2020 enforce this.
12. Minimum Stay 2 nights/3 nights on public holiday weekends and 4 nights over Xmas. Rates vary depending upon dates. Christmas/NY, Easter, October L/Wend are peak periods.

Orangewood early family Christmas
Lovely spot to stay as a bigger group. Really kid friendly ..space, toys, games and the pool. Well stocked and equipped kitchen and laundry.
We enjoyed the views, the quiet ( apart from happy kid noise!!) and the space.
Beautiful welcome hamper and a Xmas tree and decorations for the kids to decorate...thoughtful.

Peaceful and private
A lovely, quiet country property within easy reach of the convenience of Orange. The pool was a huge hit with the kids - great size and very clean. The house was well equipped with everything you need, including a generous welcome hamper. Books, games, TVs, wifi etc. We were a bit concerned about the lack of air con given it was mid-summer, but even though the days were warm the house stayed cool, and the elevation gave us a beautiful cool breeze every night. A wonderful stay.

Excellent house for family stay
My family and I stayed at “Orangewood” for my mum’s 70th birthday. We thoroughly enjoyed our stay. The children loved the toy room and the wide selection of board games and books available. The adults enjoyed having two sitting areas near fire places and the well equipped kitchen. We appreciated the heaters and electric blankets. It would be great to stay there one time in Summer to make use of the great sized pool too.

A relaxing retreat
"Orangewood" is a very comfortable 5 bedroom home that perfectly suited our family country getaway in April.
Mary, the owner, organised a very generous welcome food basket with an array of local products, including fresh eggs.
The sun streamed in to the kitchen/family room area, an area which was ideal for meals.
Two wood burning fireplaces warmed us at night.
The charming village of Millthorpe is a short drive down the road and I can highly recommend the Millthorpe Hotel for dinner. "Tonic" is a very popular high end restaurant as well.
If you are looking for a spacious home situated in the countryside with stunning rural scenery, this is the place!

'ORANGEWOOD' DELIGHT
A fabulous property close to historic Millthorpe and Orange which is perfect for a family. So much space inside and out for children to explore. Fabulously equipped kitchen, great lounge areas and all bedrooms with comfortable beds.

Spacious and cosy home in a beautiful setting
Wonderful place spacious enough for our group of eleven from 3 families. We found the two sitting areas with fireplaces quite homely and cosy which made sitting around chatting with a glass of wine, a relaxing experience. The quite literally Orange sunrise made us brave enough to venture out for few photographs at 6am despite single digit temperatures. Wish we had more that two nights to enjoy the place more.

Perfect for us
Our group had a great stay! The house is in a great location and is very well set up for groups. There was everything we needed! The welcome basket was enjoyed by everyone. The living space was enormous both inside and out. The location was stunning and being out of town maybe us all relaxed. The views were easy to take in every day. Our only disappointment was that that we were not staying longer! We will definitely be back and highly recommend staying here!

Gorgeous property - exceptional time
I went away to this property with two other families. The layout was perfect - two living areas - both with fireplaces. Snowing outside but warm and cosy inside. The property was very well designed - it took advantage of the northern sun.
The kids had a wonderful time - they went on walks and got outside to play ball - just in front of the beautiful view.
Every need was met. From electric blankets on the beds to condiments in the cupboard.
We were also left an enormous hamper of local produce. This included wines, cakes, jams, pickles, eggs, speciality salts, lemon butter, local museli (with hazelnuts) and more.

A beautiful country home with a massive pool!
What a great getaway from the city. The property is expansive and the views are spectacular. We travelled here for a summer break and even though it was big for our family, the pool sold us. When we got there, it was better than expected. I think we would return at some point in the future - maybe with some friends to fill the extra rooms.

Best house in Orange!
Orangewood is a gem, a great getaway for a group of family or friends.
It was our second visit, and would recommend to anyone looking for a great weekend out of the city.

Gorgeous house in stunning location!
We had a wonderful long weekend staying at this beautiful house with another family. It was absolutely perfect! The house has everything you need to make you feel at home (including a very well equipped kitchen and a lovely welcome hamper!). It was lovely during winter, with two fireplaces which warmed the house up nicely. Lots of living space, and 5 bedrooms to spread out. Our kids also loved the playroom - so many new toys to play with!
The particular highlight is the location. The house is at the top of the hill, and has incredible 360 degree views of green, rolling countryside all around. It's just beautiful! Amazing sunrises & sunsets, and a perfect spot to soak up nature. We loved it!

Get that Real Country Feeling
Situated on-top of a hill with commanding views of the surrounding countryside this large country house easily sleeps many with ample indoor spaces to relax in.
The outdoor pool was clean and large and was a blessing on those hot days.
A well stocked kitchen with plenty of space to create your culinary masterpieces.
A bit of a drive back to Orange but once you are here it will be quite easy to settle in for a few days.
We stayed in summer but with a fireplace this could be a good place to hunker down in during those cold winter days and nights.
