If you like old houses, then this is definitely a property to stay in but be prepared for lots of noise particularly if you are on the ground floor with check-in, pool room and breakfast area as the floors are wooden and the noise travels.

We had a fabulous room, the old Chapel, and it was unique with stained glass windows and many lovely details. The receptionist was wonderful, and friendly giving site seeing suggestions and help with directions. Breakfast was delicious. The whole hotel was exceptional.

Where do we start! Our entire stay from start to finish was exceptional. Dunedin House is stunning and has so many gorgeous trinkets to look at from the art on the walls to the decor in the pool room and the rooms themselves. So much thought has gone into every detail. The beds are incredibly comfortable, the breakfast which is included is absolutely delicious and Lola the dog is such a cute addition to the team who are all so welcoming. The free carpark and the snacks were a lovely bonus. We cannot recommend Dunedin House enough - book you won’t regret it! Thank you Darryn & Lianne

Charming boutique hotel, no doubt about it. Very clean, breakfast made to order. But, our room had 4 large stain glass windows with no shades or curtains. Outdoor lights showed through all night long. There were eye shades, but were so tight that it gave me a headache. Really sorry to report all the negative, as the positive is so outstanding….

There was no air-conditioning so we struggled the first night but brought a cheap fan for the remaining 3 nights of our stay and that was perfect. We got a free upgrade to a large, beautifully appointed room on our last night which was fantastic. The breakfasts were yummy, the owners were friendly and welcoming and they even have a wee dog, Lola, who gave us some dog love! Handy spot, beautifully renovated. We really enjoyed our stay!

The entire stay was outstanding. In addition to a great location, comfortable-spotless room, courteous staff, and generous breakfasts, the owners/innkeepers could not have been more gracious and helpful. At every turn they offered assistance and support, making our visit an exceptional stay. We met many kind people in New Zealand, but put them at the top of the list.

What a find! Great location for exploring downtown Dunedin on foot. The building was an attraction itself. Lovely aspect above town with great views from the terrace outside our room. The breakfast was delicious. Fantastic staff. The only downside was the size of our room (Room 10) which was very small (but cosy), and therefore it was hard to manage our luggage in so little space. However, there are bigger rooms available, at extra cost. Would highly recommend!

Staff were very friendly and helpful and made the hotel feel like home. The rooms were very clean, our room had a lovely view of the city and access to a shared balcony. The many small amenities from sewing kits to make up removing tissues were appreciated. Dunedin is hilly, so the walk back up to the hotel from the town requires a reasonable level of fitness. Driving is easy as an alternative

Wonderful stay in tastefully renovated character building. Our room with ensuite was cozy, very comfortable and really well appointed. Made to order (order night before) breakfast superb and all of the Staff lovely & helpful. Loved our stay and highly recommend this boutique hotel.
