Event Rules:
Hosting Events: All events must be communicated and approved by the host BEFORE the start of the event.

Guests: All guests must be registered on the reservation, including kids & infants. Any additional guests above the registered count will count at $25/per person per night.

Day Events: are limited to 4 - 9pm family gatherings, birthdays, reunions, weddings, and related events with up to 15/30 people max. The event fee of $100/$200 must be paid beforehand.

Noise Level: must be maintained so as not to disturb the neighborhood or neighbors, and/or the city may call the authorities, and you may receive fines. Quiet hours are 10 pm to 7 am (weekends) and 9pm to 7am (weekdays).

Smoking: There is no smoking on the property inside or outside. If you must smoke, please smoke on the driveway at least 30 feet away from the property. There is up to a $500 fee for violating smoking rules.

Cancellation: The host reserves the right to cancel any reservation found violating event rules. Warning neighbors have advised they will contact local authorities for any events breaking local noise and occupancy ordinances & you may be fined and/or removed from the property if found breaking local laws.

Damages: Please report all damages and incidentals so we can properly address, fix, and/or replace them promptly. We reserve the right to process any damages or excess cleaning costs to VRBO support.

House Instructions:
Welcome Sign: Below the main TV has tons of great recommendations & check out directions.
Quiet Hours: 9 pm weekdays/10 pm weekends to 7 am daily - city ordinances (strictly enforced)
AC: is set to 76 degrees but can be adjusted to your preference
Parking: Only on the driveway or on 1 side of the road, illegal parking will be towed by the city
Cars: Please notify if you'll have more than 4 cars, up to 6 max overnight & 12 max during the day.
Patios: Place cushions & toys back after use, you'll need propane for the grill
Washer & Dryer: These are located in the garage; feel free to use them if you need to.
Linens: Extra towels, pillows & sheets are located in the Hallway closet pantry
Trash & recycle garage bins: These are located on the left side of the house

Extra Guests: Past 8, each guest is $25/per night
Pets: Up to 4 allowed - $35/per pet per night
Early Check-in: Starting at 2 pm- $100 Fee Applies
Early Check-in: Starting 3 pm - Complimentary
Late Check-out: Up to 12 pm - $100 Fee Applies
Late Check-out: Up to 11 am - Complimentary
Air Mattresses: 2 Queen Sets - Complimentary
Fire Pit: Fire Wood (4 Max) - $50 per Bundle
Propane: A Full Tank for BBQ Grill - $50 Fee Applies
BBQ: Cleaning after use, please notify us - Complimentary
Small Day Event (4 to 9 pm) Host up to 15 people - $100 Fee Applies
Large Day Event (4 to 9 pm) Host up to 30 people - $200 Fee Applies
