Abbey View Villa is set on a large corner plot in a quiet cul-de-sac overlooking a beautiful conservation wetland area in a prime location within the exclusive area of West Haven, offering guests a tranquil haven to relax and enjoy, with all local amenities within a few minutes drive away. The exclusive gated community with its smart block paving and Victorian style wrought-iron street lamps and mature Oak trees, adds to its charm . A wonderful villa and a perfect place to enjoy the delights of Orlando.
The spectacular pool deck has been extended and is significantly larger than other villas , with over 700 square feet added at the back of the pool and spa area., allowing guests to soak up the sun all day from sunrise to sunset. Watch the Disney Fireworks in the distance on a clear evening from the lanai or queen balcony. The large covered lanai is great to get out of the sun or sit outdoors if the weather is showery with plenty of relaxing furniture., with outdoor casual dinner areas , a formal dining area., and an area with sofa for you to enjoy. The queen suite has a balcony which is enclosed with netting , unlike many other villas, so that guests can enjoy both the lanai and the balcony outdoor spaces day and night.
Relax in the wonderful pool or enjoy the relaxing spa pool and look out to the amazing view. Pool heating if requested, will incur additional charges (Please see additional information for costs).
The extended deck has a built in outdoor kitchen area with a BBQ grill, (additional charges will apply), a sink and food prep area.
The villa is in a safe and secure gated community close to all amenities. The villa has an alarm system for added security that is linked to an alarm center for support if required, including Sherriff call out. A small guest safe is also provided free of charge for guests.
Park on the villa drive which will take two vehicles, size of a standard SUV, side by side within 2 feet of the garage door. The HOA rules state that there is no parking on the street from 12mn to 7am and that at no time can you park on the grass or grass verge. Any breech of these parking rules may result in the vehicle being towed. The owner takes no responsibility if guests breech this policy.
The villa has 4 bedrooms, 2 with en-suite. Large King Master bedroom located on the ground floor with views over the swimming pool and conservation area. A small guest Safe is provided free of charge. On the 1st floor , a Queen bedroom with en-suite and private enclosed balcony with seating area, overlooking the pool and conservation area. 2 Twin Bedrooms which share a family bathroom with bath and shower. All bedrooms have smart TV's.
Large open plan ground floor is bright and extremely spacious with a high ceiling and picture windows. The Lounge, Dinning Room and Kitchen with breakfast bar provide all the facilities guests may need. There is a small ground floor WC.
TV package, high speed Internet and free local and USA mainland & Canada calls.
There is a Games room for everyone to enjoy, with Table Tennis, Snooker, Table Football and Air Hockey.
Please note, a basic supply of soap, dishwasher tablets, toilet tissue kitchen paper, coffee filters, trash bags are available for guests on arrival. No other supplies are provided. Guests are encourage to bring there own or purchase locally.
Watch the hot air balloons in the early morning (7am), as they fly past or in the distance, dependant on the wind direction.
The community has its own clubhouse with facilities that include a large swimming pool with deck area, gym, and 2 tennis and 1 volleyball courts.
Disney with all its attractions is a 10-15minute drive away. Other attractions including Universal Orlando Resort, Sea World, Aquatica and Discovery Cove, Legoland, and more are only 20 -30minutes drive away. Easy access to the I4 and Highway 27 so all areas are within easy reach within a few minutes, traffic depending.
The beautiful Florida coastline with its many beaches and attractions including Cocoa Beach, St Petersburg and Clearwater are only an hour away. The space coast area including Kennedy Space Centre can be reached within 60 - 90 minutes. The exciting city of Miami is around 3.5 hours drive away.
There are many superb golf courses within a local 10 mile(16km) radius, including Reunion with three courses designed by Tom Watson, Arnold Palmer, and Jack Nicklaus, one of Disney's course at Celebration, Highland Reserve Providence , Southern Dunes, Orange Lake, Diamond Back, and Falcon's Fire. The prestigious championship golf resort of Champions Gate with two golf courses designed by Greg Norman, are within 2.5miles of the villa.
Guests will find everything they need with excellent local amenities within a 2.5 mile radius, at the Champions Gate area and off US 27 at the Posner Park shopping mall. Over 20 restaurants within the local area (5-10 minute drive) cater for a variety of international tastes, American, Italian, Mexican, Asian, Steak, British, Coffee shops and many more, as well as local take out facilities. Two Publix Supermarkets, Banks, ATM's Gas Stations, Pharmacies and more are all within a 2.5 mile radius. 15 minutes drive to 2 Walmart stores on opposite directions on the H27.
Excellent shopping facilities including the Florida Mall and Mall at Millenia, and both Orlando Premium Outlets Malls are all within 20 -30 minutes drive.
